Send us your closing date and address. We'll hold your time slot for the morning after close — or your day of, if the seller's out early. No deposit, no cancellation fee.
Arrive with keys or a lockbox code. We work the room-by-room list while you handle utilities, movers, and everything else on day one. 4–7 hours typical, depending on size.
We walk every room with you (or send a photo report if you're not there yet). We leave a small welcome kit — fresh towels, a candle, coffee for the first morning.
No hourly meters, no surprise add-ons. Priced by square footage — you know the full number before we arrive. Founding-customer intro rates — may increase later.

The sooner the better, but honestly — we can usually make it work with 48 hours notice. If you have a closing date locked, book the week before. If closing moves, we reschedule for free. Peak season (May–August) fills up faster, so a week's notice is safest.
Empty is ideal — we clean every surface, and boxes make that harder. That said, plenty of our clients have movers arriving the same day. We'll clean around you, or clean room-by-room as movers finish. Just let us know the plan and we'll adjust.
Tell us before we leave, or within 48 hours. We come back free and re-clean whatever isn't right — no questions, no re-quote. This is a guarantee, not a sales pitch. We'd rather spend an extra hour than lose a referral.
Everything. Microfiber, HEPA vacuums, mops, ladders, cleaners, a fresh HVAC filter, even the welcome kit. Pet-safe, kid-safe, fragrance-free options available — just flag it when you book. You don't need to buy a single thing.
Yes — that's the whole point. Inside the fridge, oven, dishwasher filter, microwave, range hood, garbage disposal. It's all on the checklist, all included in the flat price. Many cleaners charge extra. We don't.
Interior windows are included. Exterior windows, garage deep clean, and carpet shampoo are optional add-ons quoted at booking — typically $80–$220 depending on home size. Ask us and we'll walk you through what's worth it.
